Tree condition survey
Concerned about a tree beside a house, car park or public path? We carry out tree safety inspections across North Yorkshire and County Durham, recording the condition of the trees and recommending what needs doing next. Book a check of an individual tree or an inspection of the trees on a managed site.
This is a service for existing trees, not a planning application. You receive a written record of the findings, recommended work and priorities. If the trees need monitoring rather than cutting, the report should say that too.
Commercial tree inspection
For schools, estates, farms, housing providers and facilities managers, the starting point is the land you manage and how people use it. Tell us which trees are your responsibility, where people walk or park, and whether access is restricted during the working day. Existing tree numbers, plans and previous reports help us keep the new record consistent with your files.
You deal with Ross Webster Tree Services when arranging the visit. Before you appoint us, we confirm the named inspector, their relevant qualifications and experience, and the work they will undertake. If your organisation or insurer requires a particular qualification, assessment method or report format, send that requirement first so we can confirm whether we can meet it.
Tree risk assessment
The inspection considers visible tree condition alongside what could be affected by a branch or tree falling. A defect beside a busy entrance may need a different response from the same defect in a little-used corner of a field.
- Trees and surroundings
- The agreed trees or groups are identified by reference and location, with species and relevant condition observations recorded. Buildings, paths, roads, parking and other uses beneath or beside them are considered.
- Visible defects
- The visual inspection looks for signs such as dead branches, cracks, damaged unions, decay, a changed lean and disturbance around the base. Findings are recorded without assuming that every defect requires removal.
- Inspection limits
- We record areas that could not be inspected and anything obscuring the view. A ground-level visual inspection cannot establish the condition of every root or detect every internal defect.
- Further investigation
- If a concern needs closer examination, the report identifies that need. Climbing inspections, decay testing and specialist investigations are not included unless specifically agreed and quoted.
Tree inspection report
We agree the report contents before the visit. For a recorded safety inspection, the written scope sets out the trees covered and how they will be located in the report. The record includes the inspection date and inspector, condition findings, access or visibility limitations, and recommendations with priorities and timescales.
Recommendations can include pruning, deadwood removal, further investigation, changes to access beneath a tree, or monitoring with a recommended review date. A plan, numbered tree schedule or photographs can be specified where needed; confirm those requirements when requesting the quote.
A safety inspection is a record of conditions at the time, not a guarantee that a tree cannot fail. It supports your management decisions but does not replace the need to act on findings or respond to new damage. Tree safety inspection cost
The price depends on the number of trees, the area to cover, access, the level of recording and the report format. A single garden tree is a different appointment from a school with several boundaries, play areas and parking zones. Send an existing plan or tree schedule if you have one.
We quote the inspection and reporting before booking. A free quote for tree work is not the same as a commissioned written condition report. Any additional investigation and any resulting tree work are separate unless the written quote expressly includes them.

- Send the brief. Include the address, approximate tree numbers, your concern, report requirements and deadline.
- Agree the appointment. We confirm the inspector, scope, access arrangements, fee, visit date and expected report delivery date before you book.
- Receive the findings. Urgent concerns identified during the visit are raised promptly rather than left until the report is issued.
- Arrange the next step. Keep the report and record what happens to each recommendation, including completed work and decisions to monitor.
Report turnaround depends on the size of the inspection and any further investigation required. Tell us about insurance renewals, school holidays or other deadlines at the enquiry stage. We confirm whether the required date is achievable; we do not promise a standard turnaround without seeing the brief.
We can quote separately for recommended deadwood removal, pruning or tree removal. For ongoing sites, discuss a commercial tree maintenance programme. Inspection findings do not remove any need for protected-tree consent or wildlife checks before cutting.
For development applications, use our BS5837 tree surveys for planning service. Mortgage, subsidence and structural-damage reports are outside this offer. If a tree appears immediately dangerous, keep people clear and contact us about urgent tree work rather than waiting for a routine appointment.

What does a tree inspection report include?

How quickly can I get a tree safety report?
We agree the visit date and expected report delivery date before booking. Timing depends on tree numbers, access, reporting requirements and any need for further investigation. Tell us your deadline when you enquire.
Is this the same as a tree survey for planning?
No. This service assesses the condition and management of existing trees. A BS5837 survey considers trees in relation to development. See our tree surveys for planning page for that service.
Do I have to book tree work after the inspection?
No. The inspection and report are quoted as their own service. We can quote separately for recommended work, but monitoring or further investigation may be the appropriate next step instead of cutting.
